Pros and Cons of Buying a Modular Home

When buying a new Modular Home, it’s important to understand how it compares to Site-Built and Mobile Homes.

People use a variety of terms to refer to the three main home types, often confusing the three. Here are the correct and most widely used terms in the industry:

  • Modular Homes are also referred to as: Factory-Built, System-Built, Prefabricated, (Prefab) and/or Panelized Homes.
  • Site-Built Homes are also referred to as: Traditional or Stick-Built Homes.
  • Mobile Homes are also referred to as: Manufactured, Single Wide or Double Wide Homes.

ADVANTAGES OF OWNING A MODULAR HOME

There are numerous benefits to owning a Modular Home including:

  • Modular Homes offer a quality, cost-effective housing option.
  • They are energy efficient, saving you money in heating and cooling bills.
  • They are environmentally friendly.
  • They can be constructed faster than a site-built home.
  • They cost less than site-built homes.
  • They can be modified to your design and layout requirements and specifications.
  • They are built to the same local and state standards and zoning codes, as traditional homes.
  • Modular homes are also designed to be stronger than site-built homes. Joints are secured with screws in place of nails, and are also further reinforced with glue.
  • They appreciate over time.
  • They have lower long-term maintenance costs than traditional homes.
  • They are fast to construct, saving you time and money in both labor and interest loan payments (during the construction period).
  • Construction is not weather dependent, so no weather delays and no damage to building materials.
  • The chance of building site interference, such as vandalism is kept to a minimum, as the construction takes place in a secure indoor factory setting and your home is then delivered and placed directly onto a foundation that prepared at the same time as your home was being constructed.

They can be built on to and/or expanded in the future should your needs and requirements change.
